It’s spring time here in Boise, Idaho which means rapidly changing and unpredictable weather. It’s not uncommon for most homeowners to be completely blind to pending roof problems. Why? How often do you actually look at your roof?

Typically you don’t notice any roofing issues until you find a leak in the master bedroom or shingles laying in your yard from last nights storm.  So if this does happen, is it time for you to replace your roof or do you just need a roof repair?

1. How old is your roof?

Experts agree that a typical asphalt shingle roof (which is the most common roofing material in Boise Idaho) should last 20-25 years. There are several factors that can influence the lifespan of your roof like what the weather was like when it was installed, how many layer of shingles you have and if it’s properly ventilated or not.

2. Shingles Curling or buckling?

Look at the slopes of the roof that get the most sunlight – are the shingles curling and losing granules? If so it could mean they are past their life expectancy and it may be time to replace your roof.

3. Missing Shingles?

The weather this spring has included a lot of wind in Boise ID, which has resulted in many people needing a new roof. Are there patches of missing shingles on your roof? Make sure all the shingles tabs are intact – shingles that blow off due to wind is a indication of needing to replace your roof.

4. Chimney Flashing

Water intrusion is the fastest way to bigger problems for homeowners. Inspect around the chimney flashing – does it look aged? Would you trust it from preventing water intrusion? If not, give us a call for a free quote.

5. Granule in the gutters

Granules in the gutters is common, but if there is consistently a large amount of granules sitting in the bottom of your gutters, your roof may be nearing its replacement age.
